This property has been on the market since May 2012 without a price reduction. If developers were interested in the land, they probably would have revealed their intent by now. Also, you didn't mention that the additional house on the property is being sold "as is"; this house may be the more likely "teardown" candidate. The agent makes the following remarks: "a variety of possible subdivisions" and "call Broker for building options". These statements do not favor preservation.
